Utterly Unforgettable, Effortlessly Regal:
Presenting The Crowning Jewel atop Leslieville’s Printing Factory

Built to house the printing presses of Rolph Clark Stone, one of Canadas largest graphic firms in its day & an icon of early Leslieville, the Printing Factory is one of the city’s most well-known loft conversions. Perched atop its heritage-designated 1913 nameplate, like a royal crown on its podium, lies this 2-storey, 3-bed, 3-bath jewel & its jaw-dropping nearly 900 sqft terrace. Unlike a freehold, there’s no snow shovelling or leaf-raking here. Unlike a town, you’re bathed in west-facing, floor-to-ceiling light. Upstairs: 10-ft concrete ceilings, exposed ductwork, 2-piece bath, 1 of 3 bedrooms & an open-concept living/dining/kitchen. Whether it’s an intimate evening in or the entertaining event of the year, you’ve nearly doubled your living space with the outdoor terrace. This backyard-in-the-sky offers an unobstructed CN Tower skyline view with the sunsets of your dreams. Downstairs: retreat to beds two & three (one, the primary), each with ensuite baths. Utterly unforgettable, this monarchic residence awaits those who appreciate true grandeur.

Heritage Status:

The City of Toronto designated 201 Carlaw a heritage building in 2007, one of only two to stand on Carlaw Avenue. Built in 1913, it was one of Canada’s most impressive industrial buildings of the First World War and an icon of early Leslieville. In 2008 it was painstakingly restored to condos and lofts, artfully blending the original 3-storeys with a beautiful eight storey glass tower and outdoor courtyard. The build incorporated significant portions of the original factory building into the project including the classical main entrance portico that opens to a grand wooden staircase. It is to this day, one of the nicest entryways of any condo or loft conversion in Canada.

Letter From The Seller

413 was our dream. We wanted to be the cool kids living in a downtown loft with its exposed beams and concrete ceilings…and that we did for 12 years. It does not get any cooler than 413. We fell in love with the sunset view and the iconic CN Tower skyline that even after this many years, still manages to take our breath away. We hosted many epic summer patio parties in our late twenties and in more recent years, pool parties for our son and his friends. Yes, the patio is large enough to accommodate its own pool (for us, a large kiddie one). In the winter, we would host our annual all day Christmas pajama parties with our 8 foot tall tree. When the whole world shut down and no one was allowed to leave their homes, we created our own little oasis where we spent hours outside as our little bubble of three. 413 is nothing like your average condo. Indoors or outdoors, we always had enough space…even when we added our plus one son. With the 501 Queen streetcar just steps away, getting downtown or home was only a matter of minutes no matter the time or day.  All the amazing restaurants, bars, breweries and bakeries in the neighbourhood mean we never need to venture west of the DVP or north of the Danforth very often. Here are some of our very favourites – everything (and we mean EVERYTHING) from Conci., the fried chicken from Chick & Joy, the burger at The Comrade or from Samaira’s Kitchen, cocktails at Goods and Provisions, brunch at White Lily Diner, Completo, or Ladybug Wine Bar just to name a few. Brunching in Leslieville doesn’t involve standing in lines for hours since there is no shortage of amazing places that fly under the radar. We will miss 413 and Leslieville so much and hope you will love this special address as much as we did.
